Market Overview

Holy mackerel Batman can you say hot chili. This market just continues to roll. This could be the biggest November since we started keeping monthly market stats in 1992. Multiple offers, all price ranges, lots of cash deals and in multiple areas. The buyer snowball is rolling and the great deals are disappearing.

Tahoe Donner

There were 44 home sales holy wow! No lot sales, sellers are still keeping their asking prices up.

Lahontan/Martis Camp/Timilick

There were two home sales in Lahontan and 2 in Timilick. There was 1 lot sale in Lahontan, 2 in Martis and 1 in Timilick

Old Greenwood/Grays Crossing

There was one home sale in Grays and several fractional sales in Old Greenwood under $80,000 sales price. There were 5 lot sales in Grays and 1 in Old Greenwood,

Northstar

There were 5 home sales.

Glenshire/Sierra Meadows/Prosser/Donner Lake

There were 44 residential sales with a median price of $370,000. Affordability is back with great prices and great interest rates. Short sales accounted for 50% of the sales in this area.

Squaw Valley / Alpine Meadows

There were 8 condo sales in Squaw and 4 home sales in Alpine Meadows.

Market Overview

The market continues its robust nature with lots of home sales and a dramatic increase in lot sales. Lot sales are most active in the markets that have experienced dramatic price reductions. Short sales are abundant accounting for 50% of the home sales and 70% of the lot sales.

Tahoe Donner

There were 33 residential sales continuing the torrid pace of sales. Short sales have increased dramatically accounting for 50% of the sales. There was 1 lot sale.

Lahontan/Martis Camp/Timilick

There were 2 home sales in Lahontan and 1 townhome in Timilick. There was 1 lot sale in Lahontan and 2 in Martis Camp. There was 1 lot sale in Timilick.

Old Greenwood/Grays Crossing

There were no home sales in Old Greenwood or Grays Crossing. There were 4 lot sales in Grays and 2 in Old Greenwood

Northstar

There were 8 residential sales in Northstar so the lower asking prices are continuing to attract buyers. There was 1 lot sale in Overlook.

Glenshire/Sierra Meadows/Prosser/Donner Lake

Another market on fire with 50 sales in October and as in Tahoe Donner 50% was short sales. The median asking price was $399,000.

Squaw Valley / Alpine Meadows

There were 5 sales in Squaw Valley and 1 in Alpine Meadows.

Well my friends...

The much awaited large white flakes have arrived in Truckee and Tahoe.  I woke this morning on Lake Tahoe after a visit to Sunnyside resort overnight, with snow coming down out my window and I watched it as it lined the mountains surrounding gorgeous Lake Tahoe.  My first thought was "oh how wonderful it is to live here" and then my second thought was "oh THANK GOD the snow is here!".

We have missed those fluffy flakes up here in the mountains.  It was nice to enjoy Spring in December for a little while, but now that's all history and the great white snow will be covering the ground for months to come.

I wanted to share a few details for you Skiers.  Follow these links to see the snow reports at our resorts and maybe even catch a web cam of our falling snow.  There's lots of activities going on up here in the mountains, so don't miss out! 

It's time to come to Truckee / Tahoe today and COME ALIVE!

Northstar-at-Tahoe:  Currently there's 12 " on the Summit and 14 " at  Mid-Mountain.  6 lifts are open, 7 trails are open and 7 trails are groomed!  It's time to get the wax on the board and ski's and get in the car and feel the bliss!

Squaw Valley USA:  There's 12-16 "  of snow with 3 new inches of powder!  The Cable Car is open, so come and ski and while you're at it ,experience High Camp!

Sugar Bowl:  There's about 12" at the Peak and the ski hill is open for the season!  There's almost 4 new inches of powder!  Come and enjoy!
