 Truckee Area Real Estate Market

 Market Overview

 Sales were up substantially in 2009. The last quarter of the year experienced very high sales volume with some months achieving new record high sales numbers. Prices in general were lower. Land was very slow for the year with volume also picking up in the last quarter especially in areas where the prices had dropped dramatically.

 In the Truckee area there were 64 lot sales in 2009 vs 102 in 2008.

 Tahoe Donner

 There were 25 residential sales in December which is a record high for that month. Residential closed sales were up 24% over 2008, 2007 and 2006.

 Lahontan/Martis Camp/Timilick

 There was 1 condo and 1 home sale in Timilick in December. There were 11 home sales in Lahontan in 2008 and 2009.

 Old Greenwood/Grays Crossing

 There was 1 home sale in Grays in December. There were 25 sales in 2009 vs 16 in 2008.

 Northstar

 There were 4 condo and 2 home sales in December. There were 75 sales in 2009 vs 72 in 2008.

 Glenshire/Sierra Meadows/Prosser/Donner Lake

 There were 32 sales in December and the median asking price was $359,000. There were 191 sales in 2009 vs 154 in 2008.

 Squaw Valley / Alpine Meadows

 There were 13 condo sales in Squaw and 2 home sales in Alpine. The condo prices are down dramatically in Squaw and the buyers are out taking advantage. There were 26 sales in Squaw in 2009 vs 40 in 2008. In Alpine there were 20 in 2009 vs 15 in 2008.
